New floorplan older home

In March of this year, Will Kutcher and I got together to look at a house in Walnut Hills that he was interested in purchasing to renovate and occupy. The house was a two-story, two family dwelling that had not been lived in for quite some time. After touring the home I suggested we have our structural engineer review the home and issue a written report with specific attention on the stone foundation and structural components of the house.

Will wanted to convert the home from the existing two family to a single family residence. This would require removing the second floor kitchen, second entry and second stairwell.

The engineers report found the foundation to be in good shape with the exception of the dining room exterior wall and the stone retaining wall facing Madison Road.

We began with three concept floor plans then produced hard-line blueprints and applied for building and historical permits in July of this year. Permits were issued in August and work began immediately with removing all the contents, flooring, walls, plumbing, heating, electrical and exterior aluminum siding.

Today the house has been renovated to a three bedroom, one and one half bathroom single family dwelling. The home has all new electric, plumbing and forced air heating and air conditioning. The kitchen has new cabinets, granite counter tops, stainless steel appliances and ceramic tile floors. The bathrooms are modern with decorative ceramic tile floors, walls and plumbing fixtures. The stairs have been replaced with oak stairs and rails; the entire home has oak hardwood floors and built-in custom closet shelving. The exterior front and rear porch have been replaced and the columns and rails refinished. The exterior now has white vinyl siding with decorative fish scale accent panels, accent window trim and refinished front and rear doors.

Mr. Kutcher will be moving into his newly remodeled home in mid-December.
